What we do in Langley

Local context

In Langley

Langley is the next municipality west of Abbotsford along Highway 1, and for an exterior finisher it is really two places: the Township, with its acreages and custom builds out around Glen Valley, Salmon River, Murrayville and Brookswood and the new-build neighbourhoods of Willoughby and Yorkson; and the City, a compact grid of older homes around Langley Centre. Both see the same Fraser Valley weather Abbotsford does, months of wind-driven rain against south- and west-facing walls, so the same rules apply to the wall: rainscreen, flashing at every transition, and a soffit that breathes.

What sets the Township apart is the amount of genuinely custom work. Acreage homes east of 232 Street and in the Salmon River uplands tend to be designed rather than picked from a plan, and the exterior is part of that design, deep overhangs, exposed gables, board-and-batten with shake in the peaks, and cedar on the underside of everything. That is exactly the kind of work Moonrise is set up for: one crew that carries the siding, the soffits and the trim so the material transitions actually line up.

Willoughby and Yorkson are the other side of the Langley story, one of the fastest-growing new-home areas in the Lower Mainland, built mostly with fiber-cement lap and panel. That is high-volume, builder-led work where the schedule matters as much as the finish, and where a siding subcontractor that shows up when it says it will is worth a great deal to a general contractor.

What we do here

Services in Langley

The Langley work in these photographs is a custom home on 72 Avenue in the east of the Township: clear cedar tongue-and-groove soffits run across the porch ceilings, the eaves and the gable returns, with a barrel-vaulted cedar ceiling over the entry, all vented with continuous strips so the roof assembly still breathes. The walls are board-and-batten with shake in the gables and black fascia, the combination the Township's custom builders reach for again and again.

Beyond that, Moonrise does the full exterior in Langley for both homeowners and builders: James Hardie and fiber-cement lap, panel and shingle; real cedar siding and feature walls; and the whole envelope, cladding, soffits, fascia, trim and flashing, finished by one crew. Langley is a short drive down Highway 1 from the Abbotsford yard, so it gets the same scheduled, supervised crews as home.

Local knowledge

Good to know in Langley

Township versus City, and why it matters for an exterior

The Township of Langley is large and mostly rural or newly built; the City of Langley is small and mostly older. Acreage and custom homes in the Township call for designed exteriors, cedar soffits, mixed cladding, careful reveals. Older City homes and the 1980s–90s stock in Brookswood and Murrayville are reaching re-clad age, where the job is rebuilding the wall assembly, not just the face of it.

Cedar on an acreage home

Deep overhangs, covered porches and exposed gables give cedar a lot of protected surface to live on, which is why it lasts so well as a soffit and ceiling material. The trade-off is that a big custom home has a lot of soffit, and every run needs ventilation planned into it. Moonrise details continuous vent strips into the cedar so the look is seamless and the roof still drains and dries.

Willoughby and the builder market

Willoughby, Yorkson and the surrounding new-home areas are dominated by fiber-cement, installed at pace by subcontractors working for general contractors. Moonrise takes that scope as the exterior sub, siding, soffits and trim together, so the builder has one accountable crew and one schedule to manage rather than three.

Permits in the Township and the City

Cosmetic siding replacement usually needs no permit in either municipality, but work that changes the wall assembly, a full re-clad with a new rainscreen, or any structural change, generally does. Moonrise builds to the BC Building Code and to James Hardie's published installation specifications, and can help sort out what the Township or the City will want before the work starts.

Good to know

Langley questions.

Do you work in Langley, or just Abbotsford?+

Both. Moonrise is based in Abbotsford, and Langley is the next municipality along Highway 1, so it gets the same scheduled, supervised crews. The cedar soffit work shown on this page is a custom home in the east of the Township, on 72 Avenue.

Can you do cedar soffits on a Langley acreage home?+

Yes, that is the work Moonrise is known for. Clear cedar tongue-and-groove across porch ceilings, eaves and gables, with the ventilation strips detailed into the runs so the roof assembly still breathes. Deep overhangs on acreage homes give cedar plenty of protected surface, which is why it lasts.

Do you take siding subcontracts from Langley builders?+

Yes. A large share of Moonrise's work is as the exterior-finishing subcontractor for custom-home builders and general contractors, siding, soffits and trim together, on one schedule. That is a good fit for the new-home areas of Willoughby and Yorkson as well as custom builds in the Township.

What siding suits Langley's weather best?+

The same as the rest of the Fraser Valley: fiber-cement over a proper rainscreen for the durable field walls, with real cedar where it is protected and where the design wants warmth. The install, rainscreen, flashing and ventilation, matters more than the brand of board on the wall.
