What we do in Mission

Local context

In Mission

Mission sits directly across the Fraser from Abbotsford, a quarter of an hour over the Mission Bridge, which makes it about the easiest place for Moonrise to work outside its home city. It is a different town, though. Where Abbotsford spreads across the flat, Mission climbs: most of its housing is on the hillside above the river, terraced streets from the downtown up toward Cedar Valley and Hatzic, with the newer subdivisions in Silverdale to the west and acreages out toward Stave Lake and Steelhead.

That hillside is what an exterior finisher has to think about. South-facing walls above the river get the full weight of the valley's winter weather, sustained rain driven straight at the cladding, and they get the summer sun, which is hard on cedar finishes and on paint. A lot of Mission's housing dates from the 1970s through the 1990s, so the original siding on those homes is at or past the end of its life, and moisture behind the cladding is the usual reason a homeowner calls.

The newer work is in Silverdale, where the city's largest neighbourhood in decades is being built out, and on the acreages north and east of town, where custom homes tend to want the full Fraser Valley treatment: fiber-cement on the field walls, cedar under the overhangs, and the trim and flashing detailed to match.

What we do here

Services in Mission

Moonrise serves Mission from Abbotsford with the same crews, the same scheduling and the same standard. The scope is the full exterior: James Hardie and fiber-cement lap, panel and shingle for durable, low-maintenance walls; real western red cedar siding, soffits and feature walls where a custom home wants warmth; and the complete envelope, cladding, soffits, fascia, trim and flashing, finished by one crew.

Because the bridge makes Mission so close, re-clads on the hillside and new-build exteriors in Silverdale both fit easily into the Abbotsford schedule, for homeowners directly and as the exterior subcontractor for the builders working in town.

Local knowledge

Good to know in Mission

Hillside exposure

Mission's south-facing slopes above the Fraser take the valley's rain head-on in winter and the sun head-on in summer. Cladding on those walls wants a proper rainscreen behind it and a finish that can take UV, which usually means fiber-cement on the exposed field walls and cedar kept to the protected surfaces under overhangs and porches.

Why the 1970s–90s stock needs re-cladding

A large share of the housing on the Mission hillside was built between the 1970s and the 1990s, before rainscreen construction was standard. The original siding is reaching the end of its life and, on the weather side, letting moisture into the wall. A proper re-clad rebuilds the assembly, rainscreen, flashing, ventilation, rather than just replacing the face.

Silverdale and the new builds

Silverdale, on the west side of town, is Mission's largest new neighbourhood in a generation and is being built mostly in fiber-cement lap and panel by production builders. That is builder-led, schedule-driven siding work, which Moonrise takes on as the exterior subcontractor with one crew for siding, soffits and trim.

Permits with the District of Mission

Like-for-like siding replacement generally needs no permit; a re-clad that changes the wall assembly, or any structural change, generally does. Moonrise builds to the BC Building Code and to James Hardie's published specifications, and can help a homeowner understand what the District will want before the work starts.

Good to know

Mission questions.

How far is Mission from your Abbotsford base?+

About fifteen minutes across the Mission Bridge. That makes Mission one of the easiest places for Moonrise to work outside Abbotsford itself, with the same scheduled, supervised crews and the same standard on both sides of the river.

What siding works best on the Mission hillside?+

For south-facing walls above the river, which get the valley's rain in winter and full sun in summer, fiber-cement over a proper rainscreen is the most durable, lowest-maintenance choice. Real cedar is a good fit for the protected surfaces, soffits, porch ceilings and feature walls under an overhang.

Do you re-clad older Mission homes?+

Yes. A lot of the housing on the hillside dates from the 1970s through the 1990s, and its original cladding is at the end of its life. Moonrise re-clads properly, tearing off, inspecting and repairing the sheathing, then rebuilding the wall with a rainscreen, flashing and ventilation before the new siding goes on.

Do you work with builders in Silverdale?+

Yes. Moonrise takes the exterior scope, siding, soffits and trim together, as a subcontractor for general contractors and production builders, and Silverdale's new-build work is a natural fit for that. One accountable crew and one schedule for the envelope.
