What we do in Surrey

Local context

In Surrey

Surrey is the biggest city Moonrise works in, and the one where the projects look least alike. South Surrey, Grandview Heights, Morgan Creek, Elgin and the streets running down to Crescent Beach and Ocean Park, is where the newer multi-family building is happening: townhouse rows and four- to six-storey wood-frame residential buildings, clad in lap siding and panel with a lot of glass. Cloverdale and Fleetwood are older single-family neighbourhoods reaching re-clad age. Panorama Ridge and the streets above the Serpentine have some of the larger custom homes in the region.

For an exterior finisher, multi-family is a different discipline from a custom house. The material palette is simpler, lap, panel, a soffit band, but there is a great deal more of it, the details repeat hundreds of times, and a mistake in the flashing at one balcony or window is a mistake at every one. The work is about consistency and sequencing: keeping a large crew on one standard, and keeping the schedule when a builder has the next trade waiting.

Surrey's weather is a little milder than the eastern valley's, but a wall here still spends the winter wet. South-facing walls near the water see wind-driven rain off Semiahmoo Bay and Boundary Bay, and the same rules apply: a rainscreen gap behind the cladding, flashing at every transition, and soffits vented so the roof and the wall can dry.

What we do here

Services in Surrey

The Surrey work in these photographs is on 24 Avenue in South Surrey: a four-storey residential building and its townhouse row, finished in grey lap siding and white panel, with cantilevered entry canopies on the townhouses and glass balconies on the mid-rise. It is a good example of the multi-family scope Moonrise takes on for builders, the same detailing repeated cleanly across a large elevation.

Across the rest of the city Moonrise does the full range: James Hardie and fiber-cement lap, panel and shingle on new builds and re-clads; cedar soffits and feature work on custom homes; and complete exterior packages, cladding, soffits, fascia, trim and flashing, for general contractors who want one accountable crew for the envelope.

Multi-family in South Surrey

Grandview Heights and the neighbourhoods around it are being built out in townhouse rows and low- to mid-rise wood-frame buildings, mostly in fiber-cement lap and panel. That scale of work rewards a crew that can hold one standard across a long elevation and keep to a builder's sequence, which is what Moonrise brings as the exterior subcontractor.

Re-clads in Cloverdale and Fleetwood

Much of Cloverdale, Fleetwood and Guildford was built from the 1970s through the 1990s, and the original cladding on those homes is at or past the end of its life. A re-clad done properly rebuilds the wall assembly, rainscreen, flashing and ventilation, rather than just replacing the face, and that is the version Moonrise does.

Wind and salt near the water

Homes in Crescent Beach, Ocean Park and along the bluffs above Boundary Bay take wind-driven rain and a little salt in the air. Corrosion-resistant fasteners, careful flashing and a cladding that does not mind being wet, fiber-cement or well-finished cedar, matter more here than anywhere else in the city.

Permits with the City of Surrey

Like-for-like siding replacement generally does not need a permit; a re-clad that changes the wall assembly, or any structural change, generally does, and multi-family work is permitted at the building level by the developer. Moonrise builds to the BC Building Code and to James Hardie's published specifications, and can help a homeowner understand what the City will ask for before the work starts.

Good to know

Surrey questions.

Do you work in Surrey, or is that too far from Abbotsford?+

Moonrise works across Surrey, and the multi-family project on this page is in South Surrey, on 24 Avenue. Surrey is under an hour down Highway 1 from the Abbotsford yard, close enough that it gets the same scheduled, supervised crews as the rest of the valley.

Do you do townhouse and mid-rise siding, not just houses?+

Yes. Multi-family exterior finishing, lap and panel siding, soffit bands, trim and flashing across townhouse rows and wood-frame residential buildings, is a steady part of the work Moonrise does for builders. The South Surrey project shown here is a four-storey building and its townhouse row.

Which Surrey neighbourhoods do you cover?+

All of them, from South Surrey and Grandview Heights up through Cloverdale, Fleetwood, Guildford, Newton and Panorama Ridge. The newer multi-family work tends to be in the south; the re-clad work is mostly in the older single-family neighbourhoods further north.

What siding holds up near the water in South Surrey?+

Fiber-cement over a proper rainscreen is the most durable, lowest-maintenance choice for walls that take wind-driven rain and a little salt air. Real cedar works well where it is protected under an overhang. In every case the flashing and fasteners matter as much as the cladding.
